Exterior Painting in Wylie, TX & the DFW Area
Wash, scrape, re-caulk, spot-prime, then two coats of 100% acrylic. A typical two-story runs $3,500–$8,000, and prep is what moves that number — not paint. Free on-site quote, no trip fee.
How Often Does a North Texas Exterior Need Repainting?
Every five to seven years, and you can stretch that to seven or ten with real prep, a 100% acrylic product and a lighter color. What sets that clock here is not rain — it is ultraviolet light. Texas gets more than 230 sunny days a year, and UV breaks down the binder that holds a paint film together.
You can see it happening before it fails. Fading shows up on the south and west elevations while the north side still looks new. Chalking comes next: run your hand down a sunny wall and it comes away powdery, which means the binder has given up and the film has stopped protecting what is underneath. Then hairline cracking, then caulk pulling away at window surrounds, then bare wood at the fascia ends. That last one is the point at which waiting another season starts costing you carpentry instead of paint.
Day-night temperature swings make all of it faster by flexing siding and caulk joints, and dark colors on sun-facing walls fail first because they run hotter. None of this is unusual — it is just what this climate does to paint, and it is why an exterior here is on a shorter cycle than the same house would be in a milder state.
Why Are So Many Wylie-Area Homes Due Right Now?
Because they were built together. Most of Wylie's housing went up after 2000 and the median home here dates to the mid-2000s, so a large share of Woodbridge, Bozman Farms, Kreymer Estates and the surrounding neighborhoods are now 15–25 years old. In North Texas conditions that is past the first exterior repaint and into the second — which is why whole streets tend to come due within a couple of years of each other.
What Does a Proper Exterior Prep Actually Involve?
Five steps before any color goes on, and this is where exterior repaints are won or lost. A beautiful two-coat finish over unwashed, un-caulked siding will look excellent for eighteen months and then fail — in a way that costs more to fix than doing it right the first time.
- 1
Wash
Pressure-wash siding, brick, trim and eaves to strip chalk, pollen and mildew. Paint applied over chalked siding fails early no matter what it cost — the new film bonds to the powder, not the substrate.
- 2
Scrape and sand
Failing paint scraped back to a sound edge and feather-sanded, so the new film has something to hold and the repair does not telegraph through the topcoat as a visible ridge.
- 3
Repair and re-caulk
Rotten fascia and trim replaced, then every joint re-caulked — window and door surrounds, siding butt joints, trim-to-brick. In North Texas, failed caulk is how water gets behind paint.
- 4
Spot-prime
Bare wood, exposed stucco, and any tannin-prone or previously rusted surface gets primed before topcoat. Skipping this is why bleed-through shows up a year later as brown staining through fresh paint.
- 5
Spray and back-roll
Two coats of 100% acrylic latex, sprayed for even film build and back-rolled on porous surfaces to work it into the texture rather than sitting on top.
How Much Does Exterior Painting Cost in DFW?
A typical two-story runs $3,500–$8,000, roughly $3–$7 per square foot of the home's footprint. Prep is what moves it, not paint — a house that has been maintained sits at the bottom of that range and one that is two years past due sits at the top, because scraping, carpentry and re-caulking are labour.
| Job | Typical range | Notes |
|---|---|---|
| Exterior repaint, typical single-story | $2,500 – $5,000 | Siding, fascia, soffits, trim and doors. Prep condition moves this more than square footage. |
| Exterior repaint, typical two-story | $3,500 – $8,000 | Roughly $3–$7 per sq ft of footprint. Staging and access are part of the spread. |
| Trim, fascia & doors only | $1,200 – $2,800 | Common where the body of the house is brick and only the wood elements need work. |
| Fascia or trim replacement | Itemized separately | Carpentry, not paint. Quoted by the linear foot after we have seen what has gone soft. |
| Front door refinish or repaint | $300 – $700 | Hand-finished. A west-facing front door is usually the first thing on a house to fail. |
Ranges reflect the DFW market in 2026 and assume normal access. Your written quote itemizes prep, carpentry, materials and labour separately, so you can compare it honestly against anyone else's. 12-month interest-free financing is available on qualifying projects.
Will My HOA Need to Approve the Color?
In most of the master-planned communities around here, yes — Woodbridge, Bozman Farms, Inspiration, Maxwell Creek, Twin Creeks and the rest all run exterior colors through an architectural review committee, and approval usually takes a couple of weeks. We supply manufacturer color codes and a sample board for the submission, and we schedule the crew around the approval rather than in front of it. Start that paperwork before you book anyone, ours included.
Do You Also Paint Interiors?
Yes — see interior painting for walls, ceilings, trim and cabinet work, or the main painting services page if you want both. Plenty of our exterior jobs arrive attached to a kitchen or bathroom remodel, and bundling means one crew and one schedule.
Exterior Painting FAQs
How often does an exterior need repainting in North Texas?+
Every 5–7 years is typical here, stretchable to 7–10 with thorough prep, a quality 100% acrylic product, and a lighter color. Texas gets over 230 sunny days a year, and UV — not rain — is what kills exterior paint in this region. South- and west-facing walls always fail first: you will see fading, chalking (a powdery residue on your hand when you touch the siding), and hairline cracking on the sunny sides while the north side still looks fine.
How much does exterior painting cost in the DFW area?+
Exterior repaints typically run $3–$7 per square foot of the home's footprint, which puts a typical two-story around $3,500–$8,000. The spread is driven almost entirely by prep rather than paint — how much failing film has to come off, how much fascia and trim needs replacing, and how many joints need re-caulking. A house that has been maintained sits at the bottom of that range; one that is two years past due sits at the top.
How do I know if my exterior is due for paint?+
Run your hand along a south- or west-facing wall. If it comes away with a powdery residue, that is chalking — the binder has broken down under UV and the film is no longer protecting the substrate. Other reliable signs: color that is visibly lighter on the sunny elevations than the shaded ones, hairline cracking, caulk that has pulled away at window and door surrounds, and any bare wood showing at fascia ends. Bare wood is the one that should move you this season rather than next, because from there it is rot.
Do I need HOA approval for an exterior color?+
In most of the master-planned communities we work in — Woodbridge, Bozman Farms, Inspiration, Maxwell Creek, Twin Creeks and the rest — yes, exterior colors go through an architectural review committee, and approval usually takes a couple of weeks. We can supply the manufacturer color codes and a sample board for your submission, and we schedule the job around the approval rather than in front of it. It is worth starting that paperwork before you book the crew.
Do you spray or brush an exterior?+
Both, and the combination is the point. We spray for even film build and back-roll on porous surfaces — stucco, rough-sawn siding, textured masonry — to work the paint into the texture rather than letting it bridge across the top. Paint that sits on top of a texture instead of in it is what fails early in sheets. Trim, fascia and doors are cut by hand.
What happens if it rains, or the wind picks up?+
We stop. We do not spray in high wind, and we do not apply anything when rain is due inside the product's cure window — usually a few hours, longer in humidity. This occasionally pushes a job by a day or two in spring, and we would rather tell you that in advance than deliver a film that has been rained on before it set. Exteriors on a typical two-story run 4–7 days weather permitting.
Can you replace rotten fascia and trim as part of the job?+
Yes, and on most repaints in this area some of it needs doing. Fascia ends, the bottoms of door casings and the joints where trim meets brick are where water gets in first. We replace what has gone soft before anything is primed, because painting over rot just conceals it for a season. It is itemized separately on the quote so you can see what is paint and what is carpentry.
What paint do you use on exteriors?+
Sherwin-Williams and Benjamin Moore 100% acrylic latex for most exterior work. The reason is not brand loyalty — premium exterior paint carries more solids and better resin, which is what holds color under Texas UV and keeps the film flexible through our day-night temperature swings instead of cracking. On an exterior in this climate the paint is the cheapest part of the job and the last place worth saving money.
