Dust-Free Hardwood Floor Refinishing in Wylie, TX & DFW
Worn, scratched, or dated hardwood doesn't have to be replaced. We sand, stain, and reseal your existing floors with a dust-containment system that keeps your home clean — for a fraction of the cost of new flooring.
Restore Your Hardwood Instead of Replacing It
The hardwood already in your home is often better than anything you can buy today — especially in older Wylie, Garland, and East Dallas homes built with solid oak. Decades of foot traffic, sun fading, and pet scratches wear down the finish, not the wood underneath. Refinishing brings that original floor back to life and typically costs 30–50% less than tearing it out and starting over.
At Home Flooring Solutions has refinished hardwood floors across the Dallas-Fort Worth area — from century-old plank floors in historic Farmersville to engineered hardwood in new Frisco and Prosper builds. Our lead craftsman Ramzi personally walks every floor before and after, because a refinish lives or dies on the details: a clean sand with no swirl marks, an even stain, and a topcoat that cures properly.
Best of all, you get it without the mess. Our dust-free containment systemcaptures the vast majority of sanding dust at the source instead of letting it settle on every surface in your home — a real difference in the open floor plans and central-HVAC homes common across DFW.
Signs Your Floors Are Ready to Be Refinished
- Dull, hazy finish — the wood looks tired even right after cleaning
- Scratches you can feel that have cut through the finish into the bare wood
- Grey or black spots — a sign the finish has failed and water has reached the wood
- Sun-faded pathways or a clear line where a rug used to sit
- Old orange-y polyurethane you'd like to update to a modern, lighter tone
Our Dust-Free Refinishing Process
1. Inspection & board repair
We check the wear layer, moisture level, and structural condition first, then replace or re-secure any damaged, cupped, or squeaking boards so the finished floor is flat and sound.
2. Dust-free sanding
Multi-grit sanding with a sealed dust-containment system removes the old finish and surface damage while capturing the dust at the source — keeping it off your cabinets, vents, and furniture.
3. Stain & color
Keep the natural wood tone or change it entirely. We apply sample stains on your actual floor so you approve the exact color in your own light before we commit the whole room.
4. Seal & topcoat
We build durable, even coats of oil- or water-based polyurethane in your chosen sheen, then allow proper cure time between coats — the step that separates a floor that lasts a decade from one that scuffs in a month.
Refinish, Recoat, or Replace?
Not every tired floor needs a full sand-down. If your finish is just dull or lightly scuffed and the wood underneath is sound, a screen and recoat — a light abrasion plus a fresh topcoat — can be done in a single day for much less. A full refinish(complete sanding to bare wood, optional new stain, multiple topcoats) is the answer when there's deep scratching, water staining, or you want to change the color. We'll always recommend the lighter option when your floor qualifies for it.
And if a floor truly is beyond saving, we'll tell you that too — and walk you through new hardwood installation or luxury vinyl plank options instead. No upsell, just an honest assessment.
Can Engineered Hardwood Be Refinished?
Often, yes — but it depends on the thickness of the real-wood wear layer. Engineered floors with a 3mm or thicker veneer can usually take a light sanding once or twice; thinner builder-grade products (2mm or less) are better suited to a screen-and-recoat. Because so many newer DFW homes are built on slabs with engineered hardwood, this matters a lot here. We measure your wear layer during the free estimate and give you a straight answer on what your specific floor can handle. For the full comparison, see our solid vs. engineered hardwood guide.
Pricing & Free Estimates
Most DFW refinishing projects fall in the range of $3–$8 per square foot, depending on the floor's condition, the finish you choose, and any board repairs needed — still well below the cost of replacement. Rather than guess, we measure your space, assess the wood, and give you a transparent, itemized quote at a completely free in-home estimate.
We also offer 12-month interest-free financing on qualifying projects. Want the full background first? Read our complete hardwood floor refinishing guide for DFW homes.

Hardwood Floor Refinishing FAQs
How much does hardwood floor refinishing cost in the DFW area?
Most DFW refinishing projects run roughly $3–$8 per square foot depending on the condition of the floor, the number of stain and topcoat coats, and whether boards need repair. Dust-free refinishing with premium finishes sits at the higher end of that range. As a rule of thumb, refinishing costs 30–50% less than tearing out and replacing the same floor — and you keep the original wood. Every quote is a free, itemized in-home estimate with no hidden fees.
What does “dust-free” refinishing actually mean?
Traditional floor sanding throws fine wood dust through your whole house. Our dust-containment system attaches the sander directly to a sealed vacuum so the vast majority of dust is captured at the source instead of settling on your cabinets, vents, and furniture. It is dramatically cleaner — important in DFW homes with open floor plans and central HVAC that would otherwise circulate the dust everywhere. Note that “dust-free” means near-zero, not literally zero; a quick final wipe-down is normal.
Can engineered hardwood be refinished, or only solid wood?
Solid hardwood can be sanded and refinished many times over its life. Engineered hardwood can usually be refinished too, but only if the real-wood wear layer on top is thick enough — typically a 3mm or thicker veneer allows a light sanding once or twice. Thin builder-grade engineered floors (2mm or less) often can only be screened and recoated rather than fully sanded. We measure the wear layer during the free estimate and tell you honestly which option your floor can take.
How long does the refinishing process take?
A typical room or two takes 3–5 days end to end. Sanding and the first coats go down quickly, but oil-based polyurethane needs time to cure between coats and before furniture returns. Water-based finishes cure faster, so a whole-floor job can sometimes be back in light use within a couple of days. We give you a clear day-by-day schedule up front and never rush the cure — early furniture moves are the most common cause of a ruined finish.
Do I need a full refinish, or just a recoat?
If your finish is dull or lightly scuffed but the wood underneath is not stained, scratched through, or grey, you may only need a “screen and recoat” — we lightly abrade the existing finish and roll on a fresh topcoat in a single day, with no full sanding. If the damage reaches the bare wood, there is water staining, or you want to change the stain color, a full sand-and-refinish is the right call. We will always recommend the lighter, less expensive option when your floor qualifies for it.
