The Park Cities — Highland Park and University Park combined — are unlike anywhere else we work in DFW. Median household incomes over $250,000, top-ranked Highland Park ISD, and a housing stock that includes early-20th-century mansion-style homes alongside today's most ambitious custom builds. Hardwood here isn't a commodity decision. It's a long-term, finish-defining one — and the work demands a different approach than a typical suburban install.
Our Park Cities work focuses on three areas: refinishing original heritage hardwoods (much of HP/UP's original flooring is quartersawn white oak that simply doesn't exist in modern off-the-shelf product), custom-species installs (rift-and-quartersawn white oak, walnut, hickory, custom plank widths and stain matches), and full kitchen and bath remodels that meet the architectural standard of the rest of the home.
We use dust-controlled sanding equipment for refinishing (a real difference in occupied historic homes), hand-blend stain matches to existing trim and adjacent rooms, and finish with traditional oil or modern waterborne systems depending on the look you want. For new installs in custom homes, we source solid hardwood in custom widths and species and handle bespoke patterns (herringbone, chevron, double-stripe borders) when called for.
Beyond flooring, we handle full kitchen and bathroom remodels, large-format and natural-stone tile, and custom stone and quartz countersin-house — tile, cabinets, countertops, and flooring under one accountable crew. For Park Cities homes that's a real advantage: one project manager, no subcontractor markup, consistent finish quality across every trade.

Yes — we serve the Park Cities, including Highland Park and University Park, with a focus on the work these homes actually need: refinishing original heritage hardwoods, custom-species installs (rift-and-quartersawn white oak, walnut, hickory), and the careful subfloor and trim work older HP/UP homes require. The in-home consultation is free.
Yes. Many Park Cities homes have solid hardwood from the 1920s–1960s that's absolutely worth refinishing rather than replacing — much of it is quartersawn white oak that doesn't exist in modern off-the-shelf product. We do dust-controlled sanding, hand-blended stain matching, and traditional finishes. We'll assess your existing floor honestly during the consultation.
Park Cities work runs at the premium end of the market. Refinishing original hardwood typically lands $4–$8 per square foot depending on prep, repairs, and finish; new solid wide-plank or custom-species hardwood typically $12–$20+ per square foot installed; bespoke patterns (herringbone, chevron) and rift-and-quartersawn species higher. The free in-home consultation gives you exact, written pricing.
Yes — rift-and-quartersawn white oak, walnut, hickory, and custom plank widths and stain matches are routine on Park Cities projects. For historic homes we can match existing board widths and species so additions or repaired sections blend invisibly.
More refinishing than replacement, more custom species, more attention to existing trim, stair details, and architectural continuity. We treat HP/UP projects as preservation work as much as installation — slower pace, more careful prep, hand-blended finishes — and that's reflected in the timeline and the quote.
Heritage refinishing, custom-species installs, full remodels — we'll walk the home, assess what's there, and quote in writing. No trip fee for Park Cities work.
