The Shower Is Usually the Reason You Called
Homeowners in Woodbridge, Birmingham Farms, Sage Creek and Bozman Farm Estates are arriving at the same point at the same time, because their houses went up together. Woodbridge's median year built is 2006. Birmingham Farms platted in 2002 and finished around 2008. Bozman Farm Estates started in 2005. Sage Creek is mid-2000s. Those pans are all the same age.
The failure pattern is consistent enough to diagnose from the doorway. Look for white efflorescence and a stain that creeps back along the shower curb within days of scrubbing it. Check the wall on the other side of the shower — a base plate or baseboard that stays faintly damp is a liner holding water instead of draining it. Grout that darkens in one specific corner and nowhere else is telling you where the slope went wrong. A single loose tile at the curb is rarely a single loose tile.
None of that gets fixed by re-grouting. When a mortar bed has gone saturated, the correct repair is to take the wet area back to studs and rebuild it with a bonded sheet waterproofing membrane — a Kerdi- or Wedi-class system that puts the waterproof plane immediately behind the tile rather than four inches below it under a bed of wet mortar. Tub-to-Shower Conversion: Your Slab Decides the Budget
The most common request we get in Wylie is to pull the builder garden tub — the one nobody has filled since 2011 — and put a real walk-in shower in its place. It is a good move, and it is where the money hides.
Wylie has essentially no crawlspaces. Post-1990 stock is slab-on-grade, and post-tension slabs are widespread in North Texas construction: a 4-to-5-inch slab with steel tendons running roughly every four feet in each direction. If your tile is thinset directly to the slab, the slab's movement has nowhere to go but into the tile. The fix is an assembly, not a product: an ANSI A118.12 crack-isolation or uncoupling membrane between the concrete and the tile, engineered to be the sacrificial layer and flex in-plane so the substrate can move without telegraphing a crack into your floor. It is a modest line item and it is the difference between a bathroom floor that lasts and one that repeats your neighbor's history. Hard, Scale-Forming Water Should Change What You Buy
Wylie is home to the NTMWD Wylie Water Treatment Plant, the largest of its kind in Texas, blending supply from Lavon Lake and Lake Texoma. NTMWD's own water analysis for Wylie reports treated total hardness of 144 mg/L as CaCO3 (about 8.4 grains per gallon, squarely "hard"), pH 8.14, and a Langelier Saturation Index of +0.28. A positive LSI is not trivia: it means the water is chemically inclined to deposit scale rather than dissolve it.
