Bathroom Remodeling in Murphy, TX
Almost every bathroom in Murphy is the original builder bathroom from the 2001-2008 boom -- and they are all reaching end-of-life at the same time. We rebuild them properly: slab scanned, waterproofing to spec, plumbing permitted.
Murphy is not a mixed-age city, and that changes how you should think about your bathroom. Roughly 81% of the housing here went up after 2000. The city's residential building permits tell the story precisely: 612 buildings permitted in 2005, 436 in 2006, 287 in 2007, then the bottom fell out after 2008. Murphy went from 3,099 residents in the 2000 census to 17,708 by 2010 — a boom the President George Bush Turnpike set off when it opened in 1999.
The practical consequence is unusual. In Plano or Richardson a remodeler walks into a different era of construction every week. In Murphy, we walk into the same house. Your primary bath is very likely an original builder bath from a three-year window, which means it is 18 to 25 years old right now — and it is failing on the same schedule as every other bath on your street. The 2020 census counted only 6,083 housing units in this 5.70-square-mile city, at 2.0% vacancy. Murphy is built out. Nobody is buying a brand-new house in Murphy. The only way to get a new bathroom here is to rebuild the one you have.
What Actually Fails in a 2005 Murphy Builder Bath
When we quote a Murphy bathroom, we are usually looking at the same four things, because production builders in this window built them the same way:
- The shower pan. A mid-2000s production shower is a mortar bed over a sheet liner. That assembly has a service life, and at twenty years it is at the end of it. Water that gets past the grout is now the liner's problem, and the liner is old.
- The garden tub deck. The big tiled corner tub nobody has filled since 2011. It occupies a third of the room. It is the number one tub-to-shower conversion candidate in this city.
- The cultured-marble vanity top. Integral bowl, integral backsplash, one piece. It dates the room instantly and it cannot be refinished into something current.
- The 12x12 ceramic floor. Small-format, builder-grade, and frequently already cracked — which is a soil problem, not a tile problem. See below.
The First Question on a Murphy Job: Is the Slab Post-Tensioned?
Murphy's stock is slab-on-grade — pier-and-beam is effectively absent here — and post-2000 Collin County production slabs are frequently post-tensioned, meaning steel cables run through the concrete under live tension. A tub-to-shower conversion or a shower relocation means moving a drain, and you cannot trench a post-tension slab without locating those cables first. Cutting one is a violent, genuinely expensive failure.
So we say it plainly: on any Murphy home where the design requires a slab cut, we confirm the foundation type and have the slab GPR-scanned before a saw touches it. If the drain cannot be moved safely, we tell you that, and we design the shower around the drain location you already have. A contractor who quotes you a drain relocation in Murphy without asking about the foundation has not thought about your house.
Blackland Prairie Clay Is Why Your Tile Cracked
Collin County sits in the Houston Black–Heiden–Wilson clay association: smectite vertisols with severe shrink-swell. Those soils expand when wet and contract when dry, and your slab moves seasonally with them. Bond large-format tile directly to a twenty-year-old Murphy slab and you get cracked tile and blown grout at the shower curb and the floor-to-wall transition, often inside two summers.
The correct assembly has two membranes doing two different jobs. An uncoupling / crack-isolation membrane meeting ANSI A118.12 goes between the slab and the tile, so slab movement is absorbed instead of transmitted. A bonded waterproof membrane meeting ANSI A118.10 goes in the wet area, so water stops at the surface instead of at a liner buried under mortar. That is a different system from the felt, wire lath and sheet liner your house was built with — and it is the difference between a bathroom that lasts and a bathroom that repeats. If you want the longer version, we wrote it up in our guide to flooring over moving foundations in Texas.
Scope We Handle on a Murphy Bathroom
Tub-to-Shower Conversion
Removing the original tiled garden-tub deck and rebuilding the footprint as a walk-in shower -- the most requested change in Murphy primary baths.
Shower Pan Rebuild
Tearing out the 2000s mortar bed and sheet liner and rebuilding on a bonded waterproof membrane (ANSI A118.10) with a pre-sloped pan.
Slab Scan & Drain Relocation
GPR scanning before any saw cut on a post-tension slab, then permitted drain relocation and inspection under the 2021 IPC.
Crack-Isolation Tile Floors
Uncoupling / crack-isolation membrane (ANSI A118.12) over the slab before large-format tile, so seasonal clay movement does not crack it.
Vanity & Countertop Replacement
Retiring the builder cultured-marble integral top for quartz or stone, with the plumbing reconnected.
Demolition & Haul-Off
Full tear-out with dust control, and a debris plan that fits your HOA's dumpster, POD and contractor-parking rules.
Murphy Permits: What Triggers One, What Doesn't
Murphy adopted the 2021 IRC, IPC, IBC, IECC, IMC and IFGC along with the 2020 NEC, effective March 1, 2024. Any permit pulled today is reviewed under those codes. The line that matters to you is simple:
- No permit: cosmetic work — paint, wallpaper, flooring, cabinets, trim — and like-for-like plumbing fixture replacement. Swapping your vanity and faucet in place is not a permitted job in Murphy.
- Permit required: moving the shower drain, converting the garden tub to a walk-in shower, or otherwise altering the plumbing layout. That triggers a plumbing permit and inspection under the 2021 IPC/IRC.
You can confirm any of this yourself with City of Murphy Customer Service at 972-468-4100. We pull the permit and meet the inspector; we would rather your project be on the record than off it.
Where in Murphy We Work
- Maxwell Creek and Maxwell Creek North: the master-planned exception, built 2001–2016 with the bulk in the mid-2000s, homes from 2,214 to 4,808 sq ft, Wylie ISD, K. Hovnanian among the builders. Enough size range that primary baths here vary more than elsewhere in the city.
- Rolling Ridge Estates: built around 2005, 2,790 to 7,422 sq ft, typically 4 bed / 3 bath, Plano ISD, northwest of Maxwell Creek near Liberty Ridge Park. Big houses, big original primary baths, big garden tubs.
- Aviary, Hunters Landing: both roughly 2005–2006 — squarely in the cohort described above.
- Windy Hill Farms: a late-1990s / early-2000s development, one of the few pockets of Murphy that predates the turnpike boom.
- Also serving Bluff Creek Estates, Gables at North Hill, Glen Ridge Estates, Murphy Farms, Skyline Acres, The Timbers, Eagle Glen, Ryans Cove, The Ranch and Murphy Village.
One HOA note, since Murphy has a lot of them and the dues in Maxwell Creek run in the $285–$725 range: an interior bathroom remodel is not subject to HOA architectural review. What your HOA actually cares about is where the dumpster or POD sits, where the crew parks, and what hours we run. We plan around those rules rather than discovering them on day two.
What Drives the Number
We will not publish a per-square-foot figure for a Murphy bathroom, because the honest answer is that the slab decides a lot of it. The cost swing on a Murphy job comes down to: whether the design requires a slab cut and drain relocation (scanning, permit, inspection) or lives on the existing drain; whether the shower pan is being rebuilt from the substrate up or the wet area is staying put; tile format and layout complexity, since large-format tile over a moving slab demands the membrane system above; and the grade of vanity, top and fixtures you pick. A garden-tub deck converted to a walk-in shower with a relocated drain sits at the top of the range. A same-footprint refresh sits at the bottom.

Why a Wylie Company
Worth naming plainly: none of the contractors competing for "bathroom remodeling Murphy TX" is headquartered in Murphy — the city is 5.7 square miles and does not really have a contractor base. Everyone is running a service-area page. We are too. The difference is that we are nine miles and about fifteen minutes from Murphy, we work in this housing cohort constantly, and the specifics on this page are the ones we would tell you standing in your bathroom.

Do I need a permit to remodel a bathroom in Murphy, TX?
It depends on scope. The City of Murphy does not require a permit for cosmetic work -- paint, wallpaper, flooring, cabinets and trim -- or for like-for-like plumbing fixture replacement. Swapping your vanity and faucet in the same location is not a permitted job. Moving a shower drain, converting a garden tub to a walk-in shower, or altering the supply and drain layout does require a permit and inspection. Murphy adopted the 2021 IRC, IPC, IBC, IECC, IMC and IFGC plus the 2020 NEC effective March 1, 2024, so any application filed now is reviewed under those codes. City Customer Service is 972-468-4100.
Can you move the shower drain in a Murphy home with a post-tension slab?
Often yes, but never blind. Murphy's housing stock is slab-on-grade, and Collin County production slabs from the 2000s are frequently post-tensioned. Cutting a tensioned cable is a violent and expensive failure. On any Murphy job that requires a slab cut we confirm the foundation type first and have the slab GPR-scanned to locate cables and conduit before a saw touches concrete. If the drain cannot be relocated safely, we design the shower around the existing drain location rather than gamble on the slab.
Why does the tile in my Murphy bathroom keep cracking at the shower curb?
Collin County sits on Blackland Prairie soil -- Houston Black, Heiden and Wilson clays with severe shrink-swell. Your slab moves seasonally, and a rigid tile assembly bonded straight to concrete has nowhere to absorb that movement, so it telegraphs into cracked tile and blown grout at the curb and the floor-to-wall transition. The fix is an uncoupling and crack-isolation membrane meeting ANSI A118.12 under the tile, plus a bonded waterproof membrane meeting ANSI A118.10 in the wet area -- not the felt, wire lath and sheet-liner assembly your house was built with in 2005.
Is a tub-to-shower conversion worth it in Murphy?
In Murphy it is the single most common request, and for a specific reason: nearly every home here was built in the same window and got the same floor plan feature -- a tiled corner garden tub deck that eats a third of the primary bath and almost never gets used. Converting that deck to a curbless or low-curb walk-in shower reclaims real square footage in the room. Because every comparable house on your street still has the identical original layout, it also gives your home something the comps do not have.
How long does a Murphy bathroom remodel take?
A cosmetic refresh that keeps the existing footprint and plumbing is measured in days. A full primary bath rebuild -- demo, drain relocation, waterproofing, tile, vanity and fixtures -- runs several weeks, and any plumbing that requires a City of Murphy inspection has to be scheduled around the inspector rather than around us. We give you the real sequence in writing before demo starts. Our shop is in Wylie, roughly nine miles from Murphy, so crew days do not get eaten by drive time.
